Strength in numbers for negotiations at the end of a tough year. Curious how other teams are set up
I'll go first:
- AN2 going into 3
- 5 person team, 4 producers, 1 analyst
- Tier 2 city
- $68k base + 1% fee income
- Hybrid office / Good WLB
Based on the most helpful WSO content, it seems like you're doing pretty well in your role. Your compensation seems to be in line with the industry standards for an AN2 going into 3 in a Tier 2 city. The structure of your team also seems to be quite common, with a majority of producers and one analyst. The hybrid office setup and good work-life balance are definitely added perks.
However, it's important to remember that compensation can vary widely based on a number of factors, including the specific market, the size and success of the team, and individual performance. So while it's useful to compare with others, don't forget to consider your own unique situation and value.

Why don’t you move to a shop with more deal tips. JLL is3% to analysts. Unless the deal flow is insane 1% is nothing and if you have a good wlb I imagine it’s not crazy deal flow. What’s your total comp because 68k base is absolute trash for a first year let alone 3yrs. I was at that and dipped immidietly.
Ended up getting $75k base + 3% on deals for AN3 - total comp trending towards $170-190k at our level of deal flow (as long as the 10y stops climbing..)

Base: $80k
Bonus: $40k
Total Comp: $120k
This is first year analyst in a non-major market. Hours average around 45-55. Moved to Associate and expect to do around $150K this year given deal flow is hit or miss. Overall happy with comp to hours, including good culture.
what shop and market
Eastdil/CB/JLL/Newmark shop on West Coast. Focused on specialized asset. A lot others at my shop got higher bonus, but they are in higher high volume asset.
Ya kinda curious too? First year 80k base with 40k bonus sounds like Eastdil but with way less hours
Anyone know what experienced associates are pulling at JLL, Eastdil, Newmark on a base and bonus basis?
I'd say market right now is
Analyst - $100-120k
Sr Analyst $130-180k
Associate: $200-300k
Sr Associate: $350-500k
MD/Main Producer: $1-5M+
Why are ranges so large, and how long does it take to go from one level to the next usually? Also are there no titles between sr aso and md - are people at sr aso for a while or just until they bring in deals where they become md?
That feels really high on the Sr Analyst / Associate front - is this NYC/LA?
No, but my perception could be skewed by unique team dynamic. We're 2 MDs, 1 SrAssociate, 1 Associate, 1 SrAn that pull in $6M gross fee income

$120k and $150k for analyst and associate is great comp in this market. Also surprised to hear there are still teams grossing $6mm in fees. All the sales brokers I know (Texas Multifamily) are eating shit right now. Have to imagine same is true for other property types and other markets. Maybe not?
Yea, the texas IS brokers on our platform are getting crushed this year. Brokers on speciality products that are performing well are doing well. We do national coverage for a speciality asset class and have closer to $8m GFI in the pipeline already for 2024, but I'm handicapping for deals that probably won't trade
I know that it’s largely team and market dependent, but can anyone speak to comp/comp progression for “institutional” vs “middle market” teams?
